I am very impressed with your blog and how well you are doing!
If you could be so kind I would like your recommendation for your favorite title company that has the best on-line service for giving you COMPARABLES (or any other website). I DO expect to pay for these services. I have done two mailings and due to the lack of comparables (I did not know where to look) did not have the courage to pull the trigger and actually purchase the properties. Please help.

You will find that finding ‘sold’ comparables is sometimes difficult with land. My primary source for finding land values is realtor.com. You can filter search results for land. Once you find the location of your land (search by city, state and zoom in to your area), then take appx 20% off the listed price to get your rough market value. If you’re not comfortable w/your values, call a realtor in the area that you find on realtor.com. So, to answer your question, I don’t use title companies for comparables; however, I do use them for most closings. Hope that helps!
